Architectural Issues:
Architectural decisions, including approving Home Improvement Applications, are made by an Architectural Committee, which is compromised of three to five homeowners that are appointed by the Board of Directors. The Architectural Committee meet on an as needed basis to review homeowner submitted Home Improvement applications that are processed through the Management Company. The Architectural Review Committee has 45 days in which to approve an application. Therefore, Homeowners are encouraged to seek approval well in advanced of their contractors proposed start date.
Enforcement:
The Board of Directors has directed the Management Company to perform inspections of the community five times a month to ensure there are no violations of the governing documents. If a violation is found, the Management Company will issue a letter to the owner, this is the start of the enforcement policy of Chardonnay Hills. If you receive such a letter, it is generally due to one of these inspections. While no one likes getting this type of letter, it is through this process that your property values are maintained.
Common Area:
The Association is responsible for maintaining all common areas. The first recreation center located off Butterfield Stage Road and Chemin Clinet was opened in 1995 and is often referred to as Recreation Center #1. In spring of 2001, Recreation Center #2 was opened for the enjoyment of the community. Both recreation centers are gated and require an access key. Tot-Lots are located off Promenade Bordeaux and Promenade Chardonnay Hills.
In addition to the parks, the association maintains 49-acres which consist of slopes and strips of land strategically placed throughout the community.
